1. Project Information
All representations including architectural visuals, unit layouts, amenities, and specifications are conceptual only and subject to change at the developer's discretion. Final deliverables may vary based on regulatory approvals and practical considerations.
2. Pricing & Payment Terms
The base price of ₹13,000 per sq. ft. (plus applicable charges) is subject to:
- Change without prior notice based on market conditions
- Additional charges including GST, stamp duty, registration fees, maintenance deposits
- Floor rise charges and preferential location premiums where applicable
3. Booking & Allotment Process
- Bookings require minimum 10% of unit value as earnest money
- Allotment is confirmed only upon execution of Agreement for Sale
- The developer reserves right to cancel bookings for non-payment within stipulated timelines
4. Possession & Completion
The estimated possession date is indicative only. The developer shall not be liable for delays caused by:
- Force majeure events including natural calamities
- Regulatory approvals or statutory clearances
- Labor disputes or material shortages
5. Customization & Alterations
Structural modifications require prior written approval from the developer. All interior work must comply with:
- Building codes and fire safety regulations
- Society bylaws after formation
- Municipal corporation guidelines
6. Legal Compliance

7. Dispute Resolution
All legal matters shall be subject to exclusive jurisdiction of courts in Pune. Disputes shall first be attempted to resolve through mutual discussion and mediation.

- No verbal assurances shall be binding unless documented
- The developer reserves right to amend these terms with appropriate notice
